Since 2013, the Spanish Government have been promoting foreign investment by way of the Spanish Golden Visa. The Spanish Golden Visa is a way of obtaining residency, possibly leading onto citizenship, for those interested in making a significant investment in Spanish real estate. This means non-EU citizens can relocate to Spain with the Spanish Golden Visa and obtain residency for themselves and their family members by making a significant investment.
Although quite straight forward to apply for there are a few conditions that must be met:
• Must be 18 or over
• Must be from outside of the EU.
• Must NOT have any criminal history.
• Must NOT have been denied entrance into members of the Schengen, or similar, agreements.
• Must NOT be residing irregularly in Spain before applying.
• Must have Public/Private healthcare insurance in a Spanish.
• Must NOT carry contagious diseases, as per the International Health Regulations of 2005.
• Must be able to maintain themselves and their family without working during the first year.
• Must meet the criteria determined by regulations regarding the prevention of money laundering and terrorism funding.
The Golden Visa is a one-year residence permit that allows applicants and their family members to work and live in Spain.
After the investment has been made you can request a visa, which is valid for two years.
The visa can be renewed for a further 2 years.
After residing in Spain for five years, you can apply for a permanent residence permit, providing you are a full-time resident in Spain.
After ten years in the country, you become eligible for Spanish citizenship.
In order to obtain the Golden Visa, applicants must make a significant investment and they should have the required amount available, as cleared funds, before beginning the application process.
Here is a list of significant investments to obtain a Golden Visa:
• Purchase of real estate property to the value of €500,000 or more. (one or more properties)
• €2 million investment in Spanish Treasury Bonds.
• €1 million investment in shares of publicly traded or Private-Spanish companies.
• €1 million investment in funds, venture capital or collective investment vehicle.
• €1 million investment in bank deposits or Spanish financial institutions.
• A business project, without a specific financial sum, approved by the UGE entity (Unidad de Grandes Empresas y Colectivos Estratégicos)
• Must NOT carry contagious diseases, as per the International Health Regulations of 2005.
• Must be able to maintain themselves and their family without working during the first year.
• Must meet the criteria determined by regulations regarding the prevention of money laundering and terrorism funding.
